Matterport alternatives for real estate, compared honestly

· 8 min read

Most "Matterport alternatives" lists mix up three different kinds of product: 3D scanners, hosting platforms you feed with a 360 camera, and phone apps that do everything on the iPhone. Comparing their prices side by side without separating those is how agents end up paying for the wrong thing.

Below are Matterport and eight alternatives that UK and US agents actually use, with the hardware each needs, what it costs, whether it makes a floor plan and who it suits. RoomTour is our app; it's in the list with its limits like everyone else.

Prices checked October 2026, mostly in US dollars because that's how these companies publish them. They change often, so check the vendor's page before you pay.

The short answer

  • You need a dollhouse model and measurements: stay with Matterport, ideally with its own camera.
  • You list in the US: Zillow 3D Home is free and posts the tour straight to your Zillow listing.
  • You do a lot of tours and already own a 360 camera: Kuula, CloudPano or Ricoh360 Tours.
  • You want to pay once and control every detail: 3DVista.
  • You want the camera, the processing and the floor plans handled for you (UK): Giraffe360.
  • You only have an iPhone: Matterport's phone capture, Zillow 3D Home or RoomTour.

Matterport: still the benchmark

Matterport is what people mean by a 3D tour: the dollhouse view, measurements and free movement through the property. Its app captures with phones, Insta360 and Ricoh 360 cameras, or its own Pro2 and Pro3 cameras, so you can try it without buying anything.

Plans, per Matterport's official price list (updated October 2026): Free with 1 active space captured on a phone, and Professional from $108 / £86 a month for 10 active spaces ($1,080 / £864 a year). Larger plans add spaces, with the same figures on matterport.com/plans. Schematic floor plans are an extra charge. The Pro3 scanner is $3,995 / £3,195 on its own, per the hardware price list, or $1,995 / £1,595 in the Pro3 Plus Package, which commits you to 24 months of Professional 50 at $245 / £195 a month.

The cost grows with every listing you keep live, and phone capture doesn't match the quality of its cameras. There's also the Zillow situation: in October 2025 Zillow pulled Matterport tours from Zillow and StreetEasy, blaming new restrictions from CoStar, which bought Matterport in 2025. CoStar disputes that and says its terms haven't changed. If Zillow matters to you, check the current position before you commit.

Zillow 3D Home: free, if Zillow is your portal

Zillow 3D Home is free on iPhone and iPad. It works with Insta360 (X2 to X5, One RS 1-inch) and Ricoh Theta (Z1, X, SC2, V) cameras, or with the phone's own camera. With a phone you get a panoramic tour but no floor plan; the interactive floor plan needs a 360 camera. Tours post automatically to the listing on Zillow, Trulia and Redfin, and Zillow says listings with a floor plan or 3D tour get special placement.

If you sell in the US, try this first. Outside the US it makes little sense.

Kuula: the cheapest 360 tour platform

Kuula runs in the browser. You upload panoramas from any 360 camera, link them and share. From its pricing page: Basic is free (up to 300 posts, 100 uploads a month), Pro is $20/month billed yearly or $24 month to month, Business $36/month yearly or $48 monthly. The tour editor, which you need to move between rooms, starts at Pro. Floor plans are images you add yourself.

Good value and simple. You still need a 360 camera; see the best 360 camera for real estate.

3DVista: pay once, control everything

3DVista Virtual Tour Pro is desktop software for building tours from panoramas. The licence is $499, a one-off payment with unlimited tours, and hosting on its servers starts at 99 € a year. You can also host on your own site.

You get a lot of control (hotspots, floor plans, audio, menus, analytics) in exchange for a learning curve. It suits photographers and agencies doing many tours. For an occasional listing it's too much software.

CloudPano: phone app or 360 camera

CloudPano has an iPhone app that stitches phone photos into a 360° panorama, and takes uploads from any 360 camera, which is what CloudPano itself recommends. Prices on that page: Pro from $19/month (three published projects) and Pro Plus from $33/month (unlimited), both billed yearly. It adds live video calls inside the tour and lead capture, and lists Realtor.com and MLS integration.

Ricoh360 Tours: if you already own a Theta

Ricoh's platform only works with Ricoh Theta cameras (Z1, X, V, SC2 and S). From its pricing page: a 14-day free trial, then Pro at $39/month or Business at $59/month billed yearly, both with unlimited active tours. Floor plans are $20 each, first one free. Unlimited tours is attractive if you list a lot. The catch: the iOS app hasn't been updated since October 2025, according to the App Store.

Giraffe360: the done-for-you option in the UK

Giraffe360 is common with UK agencies that want one system for tours, floor plans and photography. Its pricing page has several Content Studio plans, and the top one includes the camera, tripod and field kit; prices are shown at checkout or on a call, so we can't quote one here. Worth a demo if you list at volume and don't want to hire a photographer.

Teleport by Varjo: a 3D walk-through from an iPhone

Teleport doesn't make panoramas. It turns iPhone or drone footage into a 3D model you can move through freely (Gaussian splatting), which can look more impressive than a 360 tour. It's pay per capture, from $30. No floor plan, and it isn't built around listings, so for now it's an extra for standout properties rather than a tour replacement.

RoomTour: a 360 tour with just an iPhone

RoomTour is our app, so we've held it to the same standard as the others. A tour with it goes like this:

  1. Guided capture. In each room you follow one on-screen target at a time, about 30 shots, and the iPhone stitches the 360° panorama. No LiDAR, 360 camera or tripod needed.
  2. Approximate floor plan. The phone's motion tracking draws a plan, typically within 10 to 20 cm: good for orientation, not for measuring.
  3. Link and iframe. A link for WhatsApp or email, your website (with an embed code) and the listing, if the portal accepts it.
  4. A4 QR poster for the window, in English or Spanish.
  5. Views. You see how often each tour is opened, and during the launch tours carry no watermark.

It's on the App Store, iPhone only, and free for early users. It's Spain-first and has no integration with Zillow, Rightmove or Zoopla, so treat it as a link you share rather than a portal feature. Open the example tour to judge the result for yourself. More in how to make a virtual tour with your phone.

Which one should you pick?

You sell high-end homes or need reliable measurements. Matterport with its camera, or a photographer who has one. No phone capture, ours included, reaches the accuracy of a LiDAR scanner.

You shoot tours every day. A 360 camera is fastest: one shot per room. Pair it with Kuula if you want it cheap, Ricoh360 Tours or CloudPano if you want unlimited tours and agent features, or 3DVista if you'd rather pay once.

You list in the US. Start with Zillow 3D Home, since it's free and lands on the listing.

You do a few tours a month and don't want to buy kit. Try Matterport's free plan on your phone, Zillow 3D Home's phone mode or our app. Expect slower capture than a 360 camera, because you turn with the phone in every room.

You need the tour on the portal listing. Check how the portal handles links before you pay. Rightmove's own guide (from 2020) says you add the URL under Additional media in Rightmove Plus, or through your software if you upload by feed; externally hosted links open in a pop-up. It doesn't say any URL will work, so test one listing first.

You want a free Matterport alternative. Zillow 3D Home (US), Kuula Basic (no tour editor), Ricoh360 Tours' trial or our app's launch offer. None is free without limits for daily work, so find out what happens to your live tours when the free period ends.

How we put this together

Prices come from each vendor's own page in October 2026. Matterport's are from its official price list, updated 9 October 2026, and match matterport.com/plans. If you spot something out of date, tell us and we'll fix it.

Frequently asked questions

What is the best Matterport alternative?

It depends on what you use Matterport for. For a measurable dollhouse model there is no cheap substitute. For linked 360° panoramas, Kuula or 3DVista with a 360 camera cost far less, Zillow 3D Home is free if you list on Zillow, and a phone app like RoomTour avoids buying a camera at all.

Is there a free Matterport alternative?

Yes, with limits. Zillow 3D Home is free, Kuula Basic is free but the tour editor is paid, Ricoh360 Tours has a 14-day trial and RoomTour is free for early users. Matterport itself has a free plan with one active space. Prices checked October 2026.

What is the best virtual tour app for real estate?

For volume and speed, a 360 camera with a platform such as Kuula, CloudPano or Ricoh360 Tours. For US listings, Zillow 3D Home. For agents who only have an iPhone, Matterport's phone capture or RoomTour.

Do I need a 360 camera for a 360 virtual tour app?

No. Matterport, CloudPano, Zillow 3D Home and RoomTour can all build panoramas from an iPhone's normal camera. A 360 camera is faster (one shot per room) and gives better results in dark rooms.
