Kuula, CloudPano or RoomTour? It depends on your camera.

All three make 360° virtual tours you can share with a link. Kuula is built around a 360 camera, CloudPano does both, and RoomTour needs only an iPhone. Prices and limits checked on each vendor's site.

Kuula: cheap and flexible, if you have a 360 camera

Kuula runs in the browser. You upload panoramas, link them with the tour editor, add hotspots and share. Its strength is price and control: the free Basic plan is enough to try it, and Pro adds your logo and the editor. What it doesn't do is make the panorama for you, so the real cost is the 360 camera. See the best 360 camera for real estate if you're going that way.

CloudPano: phone or camera, with agent features

CloudPano's iPhone app stitches phone photos into a panorama, and it takes uploads from any 360 camera, which CloudPano itself recommends for best results. It adds things US agents and property managers ask for: live video calls inside the tour, lead capture and MLS/Realtor.com options. The entry plan publishes three projects; Pro Plus removes that limit.

RoomTour: just the iPhone, with the listing kit included

RoomTour is our app, so read this part with that in mind. It's built for people who will never buy a 360 camera: in each room you follow one on-screen target at a time, about 30 shots in one turn, and the app stitches the panorama. Because the phone tracks where it is, rooms link up automatically. On an iPhone with LiDAR (the Pro models), the app also scans the walls, so you get an approximate floor plan (typically within 10 to 20 cm) and a 3D model without drawing anything; other iPhones make the 360° tour without a plan. Every tour comes with a share link, an embed code, an A4 QR poster for the window, view counts and a contact form for buyers.

Its limits: iPhone only, no hotspot editor, no VR mode, and no MLS feed. Capturing with a phone is slower than one shot with a 360 camera. Open the example tour to see the result.

How to choose in two questions

  1. Do you already own a 360 camera, or will you buy one? Yes: Kuula or CloudPano. No: CloudPano's phone mode or RoomTour.
  2. How many tours do you publish? Many a week: a 360 camera pays for itself in time. A few a month: a phone is enough, and RoomTour is free to start.

Frequently asked questions

Kuula free vs Pro: what do you get?

Kuula Basic is free: up to 300 posts and 100 uploads a month, but without the tour editor you need to link rooms into a walk-through. Pro starts at $20 a month and Business at $36, billed yearly, per Kuula's pricing page on 28 October 2026.

Is CloudPano free? How much does it cost?

Its pricing page lists no free plan: Pro from $19 a month (three published projects) and Pro Plus from $33 a month (unlimited), both billed yearly, per its pricing page for property managers on 28 October 2026.

Do I need a 360 camera for Kuula?

In practice, yes. Kuula hosts and links panoramas you upload, and a 360 camera is the easy way to make them. CloudPano and RoomTour can build panoramas from an iPhone's normal camera.

Which is best for a property manager with many rentals?

If you shoot units every week, a 360 camera with CloudPano Pro Plus or Kuula is fastest: one shot per room. If staff only carry phones, RoomTour avoids the camera and is free to start.
