The short answer
If you need a measured 3D model (a photoreal dollhouse, room dimensions you can quote, a scanner-grade floor plan), stay with Matterport. Nothing phone-only replaces it, ours included.
If what you actually use is "buyers can look around each room before booking a viewing", you are paying Matterport for more than you use. A 360° tour per room and a link you can share do that job, and any iPhone can make them. An iPhone with LiDAR adds an approximate floor plan and a 3D model.
What changed at Matterport
Matterport is owned by CoStar since 2025. In October 2026 its plans page leads with Professional (from $108 a month for 10 active spaces, or $90 a month billed yearly), a Pro3 package and Enterprise. There's no Starter plan on the list. Matterport has a limited free plan, linked below the paid plans.
The official price list (updated 15 October 2026) adds the details that matter for a small agency:
- Spaces on the free plan can't be shared publicly unless they were captured with a smartphone.
- You can't downgrade from a paid plan to the free plan.
- Each paid plan includes 2 reactivations of archived spaces a month; after that it's $20 per reactivation.
- Schematic floor plans are a separate purchase.
In practice, an agent who keeps several listings live is on a paid plan: $90 a month billed yearly ($1,080 a year), or $108 paid monthly, before floor plans.

With or without LiDAR: what an iPhone can do
Matterport's app does work on iPhones without LiDAR: its AI estimates depth from the camera. Matterport itself says LiDAR models give better results, and a non-LiDAR phone builds a 3D model you still pay to keep live.
On any iPhone, RoomTour does one thing an ordinary phone does well: a 360° panorama of each room. You stand in the middle of the room and follow one on-screen target at a time, about 30 shots in one turn. No LiDAR, tripod or 360 camera. On an iPhone with LiDAR (the Pro models), the app also scans the room's walls, so the tour gets an approximate floor plan, typically within 10 to 20 cm, and a 3D model ("Model") of the layout. Without LiDAR you get the 360° tour and no plan. More detail in virtual tours without a 360 camera.
The trade-off is time: a 360 camera takes one shot per room, while a phone needs you to turn slowly through about 30. Plan on a minute or two per room.
When Matterport is still the right choice
- You sell on the dollhouse. High-end listings, new builds and commercial space where the 3D model is part of the pitch.
- You need measurements. Matterport's Pro3 is a LiDAR scanner; an iPhone panorama isn't.
- Your portal or MLS integrates it. Check the current position on Zillow: in October 2025 Zillow pulled Matterport tours from its listings, and CoStar disputes that its terms changed.
- You already own the camera and a photographer runs it for you.
When an iPhone tour is enough
- Most rentals and mid-market sales, where buyers want to understand the layout and the light before they book a viewing.
- Private sellers and landlords who list once and don't want a subscription.
- Holiday lets and hotels showing rooms on their own website.
- Agents who capture at the valuation visit, with the phone already in their pocket.
Other Matterport alternatives
RoomTour isn't the only option. If you already own a 360 camera, Kuula and CloudPano are cheap and quick; see RoomTour vs Kuula and CloudPano. For a longer list with Zillow 3D Home, 3DVista, Ricoh360 Tours, Giraffe360 and Teleport, read Matterport alternatives for real estate.
How we checked
Matterport's figures come from its official price list and its plans and free plan pages, read in October 2026. RoomTour is our app; its limits are listed as plainly as Matterport's. If a figure here is out of date, email us and we'll fix it.
Frequently asked questions
Is there a Matterport alternative for iPhone without LiDAR?
Yes. RoomTour makes the 360° tour on any iPhone running iOS 15.1 or later, LiDAR or not: you follow on-screen targets in each room and the phone stitches a 360° panorama. The floor plan and 3D model need an iPhone with LiDAR (the Pro models). Matterport's own app also captures on iPhones without LiDAR; it has a limited free plan, and its paid plans start at $108 a month ($90 a month billed yearly).
Does Matterport have a free plan?
Matterport has a limited free plan; paid plans start at $108 a month ($90 a month billed yearly). Its plans page leads with the paid plans and links to the free plan below them. Check the current limits there before you rely on them. Checked October 2026.
How much does Matterport cost per month?
Paid plans start at $108 a month, or $90 a month billed yearly, for Professional 10 (10 active spaces), per Matterport's official price list (October 2026). Plans with more spaces cost more. Schematic floor plans cost extra.
What's the cheapest alternative to Matterport?
For an agent with only a phone, RoomTour is free to start (everything is free during its launch offer). If you shoot many tours and already own a 360 camera, Kuula has a free Basic plan and Pro from $20 a month, billed yearly. Neither gives you Matterport's measured 3D model.
Can I move my Matterport tours to another app?
Not as 3D models: a Matterport space plays in Matterport's viewer, so switching means capturing again with the new tool. Most agents start new listings on the new tool and let the old spaces run out.
