RoomTour vs Matterport: an honest comparison.

Matterport builds a measured 3D model. RoomTour makes a 360° tour of each room with just an iPhone. They solve different problems at very different prices, and this page says where each one wins.

A tour in the RoomTour app: views, share link and QR poster

In one paragraph

Choose Matterport if the 3D model is part of how you sell (dollhouse view, free walk-through, measurements), you capture with a 360 camera or its Pro3 scanner, and you keep 10 or more listings live. Choose RoomTour if you want buyers to see each room and the layout before a viewing, you only have an iPhone, and you'd rather not pay per live listing. Plenty of agencies would use both: Matterport for the flagship listings, an iPhone tour for everything else.

Where Matterport is better

  • The model itself. A walkable 3D model and the dollhouse view are still the most impressive thing you can show a seller at a listing presentation.
  • Measurements and plans. With a Pro3 you get scanner-grade dimensions. RoomTour's plan (LiDAR iPhones only) is a guide, not a survey.
  • Speed with a 360 camera. One shot per scan point beats turning slowly with a phone.
  • Ecosystem. Integrations, a developer SDK, capture services in hundreds of cities, and brand recognition with buyers.

Where RoomTour is better

  • Nothing to buy. Any recent iPhone makes the 360° tour; there's no camera or tripod to budget for. A Pro iPhone with LiDAR adds the floor plan and 3D model.
  • No cost per live listing. One live tour is free for good; Pro covers unlimited tours with one subscription instead of a plan sized by spaces.
  • The listing kit comes with it. A QR poster for the window and the floor plan on LiDAR iPhones on every plan; Pro adds a contact form for buyers and a report link for the owner, without add-ons.
  • Private by default. Tours count views without cookies, and accounts, photos and tours are stored in the EU.

What RoomTour doesn't do (yet)

No free walk-through between rooms, no photoreal dollhouse (the 3D model is a simple cut-away, on LiDAR tours only), no floor plan without LiDAR, no measurements, no Android capture and no integration with Zillow, Rightmove or MLS feeds: you share a link. Open the example tour and judge the result yourself before you switch anything.

Frequently asked questions

Is Matterport worth it for a real estate agent?

It is when the 3D model sells the home (high-end listings, new builds) or when you need measurements, and you keep enough listings live to use a 10-space plan. For a few listings a month where buyers just need to see each room, it costs more than the job needs.

Matterport 3D vs 360: what's the difference?

A Matterport 3D tour is a model of the space you can walk through freely and view as a dollhouse. A 360 tour, like RoomTour's, is one panorama per room linked by arrows; on an iPhone with LiDAR, RoomTour adds a floor plan and a simple 3D model. Matterport's 3D shows more; 360 is quicker and cheaper to make.

Matterport vs iPhone: can an iPhone replace Matterport?

For a measured 3D model, no. For showing buyers each room before a viewing, yes: Matterport's own app captures with an iPhone (it has a limited free plan), and RoomTour makes a 360° tour of every room with any iPhone, free to start.

How accurate is RoomTour's floor plan compared with Matterport?

RoomTour's plan needs an iPhone with LiDAR (the Pro models), which scans each room's walls, and it is typically within 10 to 20 cm, so it is always labelled approximate. Matterport's Pro3 is a LiDAR scanner and its schematic floor plans are built for measuring.

How much does Matterport cost per house?

Matterport charges per active space, not per house. It has a limited free plan; paid plans start at $108 a month ($90 a month billed yearly) for Professional 10 (10 active spaces), so about $9 to $11 per live listing a month when the plan is full (price list, October 2026). Schematic floor plans cost extra.
