The cheapest way to make virtual tours as a solo real estate agent

· 4 min read

If you work on your own, as an independent agent, inside a cloud brokerage or as a one-person agency, the virtual tour comes out of your own pocket and you're the one who shoots it, usually at the same appointment where the seller signs. What you want is simple: a decent tour of every listing, for little or nothing, without carrying gear.

There are three ways to get there. Here's what each costs, what it needs and when it fits. RoomTour is our app; it's listed with its limits like the others.

Prices checked on each vendor's site on 28 October 2026 (Pedra on 30 October), in the currency they publish.

The short answer

  • You have an iPhone and a link is enough (WhatsApp, email, your website, social, a QR card): RoomTour, free with 1 live tour, with Pro in the app to keep every listing live at once.
  • You list in the US on Zillow: Zillow 3D Home is free and posts the tour to your listing.
  • Your portal only embeds approved providers: use one on its list. Matterport's free plan covers one listing at a time; Kuula Pro covers the rest with a 360 camera.
  • You shoot lots of tours a week: buy a 360 camera and upload to Kuula Pro ($20/mo billed yearly).

Option 1: just your phone, nothing to buy

The cheapest route, and the one that fits a listing appointment: take out your phone, walk the home, and the tour is ready before you're back at your desk.

  • RoomTour (iPhone only): the app guides you room by room and stitches the photos into a 360° panorama on the phone itself, with no 360 camera or tripod. You get a link, an embed code for your website and an A4 QR poster. On iPhones with LiDAR (Pro models) it also makes an approximate floor plan. The free plan keeps 1 live tour that's never taken down; Pro, bought in the app, unlocks unlimited tours with a 14-day free trial.
  • Matterport with your phone: the free plan keeps 1 active space, captured with a phone or a 360 camera. From your second live listing, the next plan is $108/mo ($90/mo billed yearly).
  • Zillow 3D Home (US): free, iPhone/iPad or 360 camera, and the tour goes straight to your Zillow listing.
  • Pedra: since 29 September 2026 it builds tours from 8 phone shots per room, with the floor and ceiling filled in by AI. Its main product is AI virtual staging. Pro is €29/mo with 100 credits; the free plan lets you build a tour but not publish it.

The catch: turning with a phone in every room is slower than one shot with a 360 camera.

Option 2: a 360 camera and a cheap platform

The Insta360 X5 launched at $549.99 / £519.99. With it you take one shot per room and upload them to a platform:

  • Kuula Pro: $20/mo billed yearly ($24 month to month). Basic is free, but the tour editor that links rooms starts at Pro.
  • 3DVista: a $499 licence, paid once, plus hosting. More control, more learning curve.

Worth it when you shoot several tours a week. At one or two a month, the camera takes a long time to pay for itself.

Option 3: a full platform built for agencies

Floorfy Small is €19/mo for 5 live tours and 1 user, with no lock-in. You can try it with a phone; it recommends its Gyro gimbal or a 360 camera, and adds extras such as automatic video and video calls. Above 5 listings, Medium is €59/mo. There's no free plan, only a 14-day trial. It's a Barcelona company, priced in euros.

What it costs per listing

The plan price matters less than what you pay for each live listing. With 4 listings live at once:

Option Upfront Per month
RoomTour free 0 0 (1 live tour)
RoomTour Pro 0 Price in the app, unlimited tours
Matterport with a phone 0 Free for 1 listing; $90–108 for 2 to 10
Zillow 3D Home (US) 0 Free
Pedra Pro 0 €29 with 100 credits
Floorfy Small 0 (Gyro optional, extra) €19 for up to 5 tours
360 camera + Kuula Pro ~$550 $20 billed yearly

What RoomTour doesn't do (yet)

It isn't on any portal's approved provider list, it has no automatic video or video calls, and it only runs on iPhone. The floor plan needs an iPhone with LiDAR and isn't for measuring. Open the example tour before you decide.

Frequently asked questions

I'm a real estate agent. What's the cheapest way to make virtual tours of my listings?

With the phone you already have. RoomTour (iPhone, free with 1 live tour) and Matterport's free plan (1 active space) cost nothing for one listing at a time; in the US, Zillow 3D Home is free for Zillow listings. If you shoot several tours a week, a 360 camera with Kuula Pro ($20/mo billed yearly) is faster.

Is there a free virtual tour app for real estate agents?

Free with limits, yes. Matterport's free plan keeps 1 active space, Kuula Basic is free but has no tour editor, Zillow 3D Home is free for Zillow listings, and RoomTour's free plan keeps 1 live tour that is never taken down. Pedra lets you build a tour for free, but publishing it is paid.

Can I make a virtual tour without a 360 camera?

Yes. Matterport, Zillow 3D Home, CloudPano, Pedra and RoomTour all build 360° panoramas from a phone's normal camera. It's slower than one shot with a 360 camera, but you buy nothing. More in 360 virtual tours without a 360 camera.

Is a 360 camera worth it for a solo agent?

If you shoot more than two or three tours a week, probably: one shot per room beats turning with a phone. The Insta360 X5 launched at $549.99 / £519.99, plus the monthly fee of the platform you upload to.

What should a solo agent charge for a virtual tour?

We cover photographer rates and what to charge in what a real estate virtual tour costs. If you shoot a few listings a month, hiring it out can beat a subscription; at volume, doing it yourself wins.
