Best virtual tour software for a small real estate agency (2026)

· 6 min read

A small agency, one to five agents, doesn't buy virtual tour software the way a franchise does. There's no in-house photographer, each agent shoots on their own phone at the listing appointment, and every monthly fee shows up in the accounts. One question decides more than any feature list: does the tour have to play inside your listing portal, or is a link enough?

Below are the options agencies compare most for that situation, priced for a book of about 15 live listings. RoomTour is our app; it's held to the same standard as the others.

Prices checked on each vendor's site on 28 October 2026 (Pedra on 30 October), in the currency they publish. They change often, so check before you pay.

The short answer

  • The tour must play inside a portal that only embeds approved providers (idealista in Spain is one): pick a tool on that portal's list. Kuula Pro with a 360 camera is the cheapest; Floorfy and Matterport are also common.
  • A link is enough (your website, WhatsApp, email, social, a QR card in the window) and you don't want to buy anything: RoomTour on each agent's iPhone, free to start.
  • You list in the US: Zillow 3D Home is free and posts the tour straight to your Zillow listing.
  • You sell high-end homes and need measurements and a dollhouse model: Matterport, at $90–108/mo for every 10 live listings.

What is the cheap Matterport alternative for a small agency?

Matterport dropped its Starter plan in October 2026. It now has a free plan with 1 active space, and the next step is a paid plan at $108/mo ($90/mo billed yearly) for 10 active spaces, according to its official price list. An agency with 15 live listings has already outgrown it.

The cheap alternative depends on which part of Matterport you actually use:

  • If you use the dollhouse model and measurements, there's no cheap substitute. No phone app, ours included, matches the accuracy of its camera.
  • If what buyers see is a 360° walk from room to room, every option below does that for much less.

What a small agency actually needs

Answer these five questions before comparing prices. They rule out half the list.

  1. How many listings are live at once? Almost every plan charges per active tour. Count your live book, not this month's new instructions.
  2. Who shoots the tour? If each agent does it at the listing appointment, it has to work with what's already in their pocket. A shared 360 camera ends up in the office drawer.
  3. Inside the portal, or a link? Some portals embed tours only from approved providers. Check your portal's help page before you pay.
  4. How many users? Floorfy counts users per plan (1, 3 or 5). RoomTour is one account per agent today, with no team accounts.
  5. What happens to the tours when you stop paying? Ask first. On RoomTour, the free plan's tour is never taken down.

When to pick each one

Kuula is the cheapest route if you own, or will buy, a 360 camera. Pro is $20/mo billed yearly and the tour editor starts there (Basic is free but doesn't link rooms).

3DVista suits agencies that shoot a lot of tours and would rather pay once: a $499 licence plus hosting. It's desktop software with a learning curve.

Floorfy is a Barcelona company built for agencies: tours, floor plans, automatic video, video calls, prices in euros. Small (€19/mo) covers 5 live tours; with 15 listings you need Medium (€59/mo, 20 tours, 3 users). There's no free plan, only a 14-day trial.

Zillow 3D Home is the obvious choice for US agents listing on Zillow: free, phone or 360 camera, and the tour goes straight to the Zillow listing.

Pedra, also from Barcelona, has made tours from 8 phone shots per room since 29 September 2026; its main product is AI virtual staging. Pro is €29/mo with 100 credits; the free plan lets you build a tour but not publish it. The AI fills in the floor and ceiling.

Matterport is still the reference for a dollhouse model, measurements and a brand that impresses sellers. For a small agency, the problem is the price of every listing you keep live.

RoomTour (our app) is built so each agent shoots the tour on their iPhone at the listing appointment, with no accessories. You get a link, an embed code for your website and an A4 QR poster; Pro adds a contact form and a views report for the seller. On iPhones with LiDAR (Pro models) it also makes an approximate floor plan (±10–20 cm). The free plan keeps 1 live tour; Pro, bought in the app, unlocks unlimited tours with a 14-day free trial.

What RoomTour doesn't do (yet)

It isn't on any portal's approved provider list, it has no team accounts, automatic video or video calls, and capture is iPhone only. Turning with a phone in each room is slower than one shot with a 360 camera. If any of that is a must for your agency, Kuula or Floorfy fits better today. If not, open the example tour and judge the result yourself.

How to decide in a week

  1. Pick one listing and tour it with two options: one your portal embeds and one that only needs a phone.
  2. Time how long each agent takes, and whether they'd do it at every appointment without being reminded.
  3. Send both links to three people who are house-hunting and ask which one they understand better.
  4. Do the maths with your number of live listings, not the plan's entry price.

Frequently asked questions

What is the cheapest Matterport alternative for a small real estate agency?

If the tour must play inside a portal that only embeds approved providers, Kuula Pro with a 360 camera ($20/mo billed yearly) or Floorfy (from €19/mo for 5 live tours). If a link is enough, a phone app such as RoomTour (free to start) avoids buying a camera. In the US, Zillow 3D Home is free for Zillow listings.

How much does Matterport cost for a small agency?

From its price list (October 2026): the free plan keeps 1 active space and the first paid plan is $108/mo ($90/mo billed yearly) for 10 active spaces. The Starter plan is gone.

Does a small agency need a 360 camera for virtual tours?

Not to start. Matterport, Zillow 3D Home, Floorfy, Pedra and RoomTour all capture with a phone. A 360 camera pays off when you shoot several tours a week: one shot per room is faster than turning with a phone.

How many active tours does a small agency need?

As many as you have live listings at once. An agency with 15 listings needs 15 active tours: on Floorfy that's the Medium plan (20 tours), Matterport's first paid plan (10 spaces) is too small, and RoomTour Pro has no limit.

Which virtual tour software do small agencies use?

Matterport is the best known. Smaller agencies often pair a 360 camera with Kuula or 3DVista, US agents use Zillow 3D Home, and phone-only apps such as RoomTour and Pedra are newer options that skip the camera.
